Discussion about
anyone has the figure percentagewise and in absolute terms of the no. of aps. for sale in NYC with a price of 1 ot 10 million dollars?
NYC inventory is not only expensive, it is very much skewed to the top:
Streeteasy's Manhattan aps for sale =10,599
http://www.streeteasy.com/nyc/sales/manhattan/
Bet. 500,000 and 1,000,000 there are 3,527
We found 3,527 listings for between $500,000 and $1,000,000
Above 1M=5,282 aps. that is almost 50%

It is not Manhattan inventory, it is Streeteasy inventory that lists mostly New Developments, look at other websites, www.trulia.com has 1388 properties from 1 to 10 million range. Is Streeteasy the ultimate selling tool of high-end developers?
trulia doesn't really have good coverage of manhattan. Compare any address (new development or not) between streeteasy and trulia and you'll SE has much better coverage.
which other web pages have coverage?
#4 SE has much better coverage... of new developments over 1 milion.
with the avg apt in manhattan well over 1MM, what do you expect? If I'm not mistaken, the median is getting close to 1MM as well.
If over 50 per cent of inventory is well over 1 million, the median and the average are very much skewed, compared to historical median and average price ranges
