great article, do you have a subscription? i canceled it a while ago, as the quality of their articles went really down (right after murdoch took over). now i'm considering subscribing again.

I'm a management consultant - to homebuilders - and couldn't agree with your analysis more. We are not anywhere near the bottom in most markets and we're not going to be for some time. The "intrinsic value" of a new home is typically 2-3x the cost of raw sticks and bricks (labor and materials), including land. Test your market like this... if the sticks/bricks for a particular plan add up to $100K, that house should be selling at $2-300K. NOT $450K... not $600K... etc. The only true exceptions are places with remarkably high demand real estate - oceanfront property, etc. We are telling our clients now "no more specs" - build pre-sold homes only... and mind your market. It doesn't matter what's happening in the next urban/metro area on the map... it matters what's happening 30 miles from your office. Builders will still be able to sell new homes, but they've got to be very smart and very creative to take the sale away from the existing home market.
