new development at 847 per sqft. anyone seen lower than this in chelsea?

Doesn't look like 1157 sf. Living room is small. Where would you put a dining area and a sofa, tv etc.

i saw this unit as it was their showroom at one point. the view is in the back of another building. not much light. the apartment is seriously small. it didn't seem like 1157 sf to me.
