carnegie: I smell what your cooking. I followed this one as well. WOW!. disclaimer: I did not view the property. My only guess, the renovations are extraordinary. I have done many and there is a massive price difference between renovations that look appealing vs true high quality materials and craftmanship. Call it multiples of price. Maybe it is finished this way. Maybe it closes for $4mm that is still almost $1,500 per sqft in a very northern reach of Carnegie Hill. (my guesstimate was 2,700 sqft.) I think the floorplan is a bit odd with the bedroom access being off the main foyer. Conclusion, it must be an extraordinary renovation!

Still surprised. Especially considering what 1165 apts went for.
