With just a little manipulation of the SE filters you can discover a lot of interesting things about our swelling inventory. This little number has spent four years or so on the market. The price was increased 50% last August, now coming in at an even $4500 per square foot. that would only be relevant if there are more stale listings now than before, otherwise it would be a constant and the total or ratio of newer listings would be the key. and unless you've been keeping track, and more power to you if you have, you wouldn't know that.
but on one level i'd agree with you. by all accounts there's a huge amount of shadow inventory, so the numbers underestimate the supply.

The data is bad (or in your case, nonexistent) and basing your strategy on bad data is, well, really bad.
There are plenty of new listings that will be tomorrows stale listings. You don't have to look far. And yes, once those midtown condos flood the sales market the UWS will be drained of people so better start hedging now ; )
aboutready - maybe if you wait long enough the hand of God will descend from the sky and point to that beautiful gleaming, mirrored Jefferson's 2 BR at the precise moment you are truly "about ready". Will that be enough? Then will you become "enoughalready"?

the handle is old. i have no interest in buying although i may do so in 2012 or so if the spirit moves me and there is something that i'd like to gift to my daughter. i've bought 4 properties over the years, all at great profit.
would be a hassle to change the AR label, too many positive interactions with others using it.
you seem angry at others' desire not to buy. i support, generally (one exception, but i was pissed), both decisions.
three at great profit. the fourth i bought upstate in 2004, but i consider that discretionary income so i've never cared.
Or how about the "basic" cable that is included with $8500/mth maintenance? HBO is a luxury even these upper crusters no longer can afford.
I love how people express such frustration at peoples hesitation to buy. it must be rough as a RE broker with people so well informed now a days. let go of the good ol days...
The 77th street studio has common charges of $4117, just under it's price per sq. ft.

So I'm not angry in the slightest, just interested in generating some debate over some of the old assumptions.
I'm glad you made a lot, or excuse me, great profit on your properties. So if you don't mind me asking, why are you here then? All day, every day, on every single thread? Did your money not buy you a life?

this has been discussed here at length. i have a great life. i am doing economic research for a book, so i am on-line most of the day anyway, i keep SE open and pop it up when the graphs cause my eyes to pop out of my head, which is often. i adore real estate and always have. there are many people on this board i know and like. i've had many negative interactions as well, some today in fact. but net-net it's amusing and i find great content and people here. and if you'd read more of my older posts, you'd know that i greatly enjoy challenging statistics, numbers, the like.
money doesn't buy you a life. it can make a life easier, and it does mine, but it is not the be all and end all. i only mentioned the sales because there is often this pervasive sense that everyone who isn't buying can't do so, or is pensively waiting trying to figure out THE exact moment to buy. for some it's a choice, and one based on financial calculations. and for others they just see no down side to waiting and seeing what will shake out. many have read articles such as this, by a known figure in the subject, and see no hurry:

...and marco, if you're hesitating as you say, maybe you should be listening to both sides. Don't be fooled into thinking the "other" side can't offer anything worthy of consideration.
I do listen. Always open to opinions. Given how I percieve the economic situation and my view of manhattan RE, I feel that its in my best interest to wait until I feel the carnage is over. Ive seen enough bubbles now to know the downside has alwayse been beyond what people thought was possible. And if Im worng then I might have to pay up a bit..Im definitely not worried about it ripping in my face like a stock.
