New counter trend RE assault force

So who do you think inspired all these new SE posters to appear out of the woodwork the last 24hrs and support some argument about RE being in a bull market and attacking the sideline sitters and bears. I have a friend who runs a telemarketing firm and he was approached by a well known NYC RE name about doing some positive spin propaganda postings, She had no idea it would show up on SE though.

patient09 - look at 340 East 64th St. Number of contracts signed and how quickly it all happened. In most cases 25% below peak, but still pretty good activity. Now we just have to see can all these new contract stick?

Hmmm conspirational theories? I have to admit that these new posters share something in common. They truly hate either SE or it's bear posters, who are, in my view, the majority. They have a good reason: many spent months explaining why we were in a bubble that was going to burst while being laughed at the happy buyer bunch. The fact is that these bears were right, at least for the last 2 years period! They also helped many unaware buyers like me make the right decision. If I bought last year I would no be happy now.

So why, why, why is these people having need to post here and as one of them says "crash the bear party."? Maybe there is an agenda. These are no Stevef or Rufus. They write and act like HS kids. I guess they eventually will get tired and leave. Serious posters in SE, bears or bulls or neither, are a joy, and they will prevail.

lr10021: nobody is denying that on a nonseasonally adjusted basis transactions have picked up, yet still still below historical norms. The scary part is that all transactions that take inventory off the market, continue to be met by new inventory being listed. Throughout history, reduced prices tends to lead to increased activity while at the same time reducing available inventory. We are seeing this in pats of CA, AR and FL, just not in NY. Until this occurs it is very rational to assume continued price discovery will occur at lower prices.

Mimi, I hate to break it to you but bears are always the majority on online forums. If you are in doubt just look at stock threads in Yahoo finance. The fact is that MOST bears are usually wrong as markets spend most of their time going up and will most certainly eventually recover.

If anything (and I do read these threads quite a bit) the fact that a few bulls come out of the woodwork to politely inform the bears that things are actually selling again for the first time since the September blowout, should be some nice information for processing.

Disclosure: I am completely bearish on Manhattan real estate. But would rather see some intelligent discussion on this thread than a bull vs bear piss off.

patient09: I absolutely agree. On the other thread I have already commented how competing against distressed landlords and developers is a lose/lose situation for sellers in NYC right now.

Just curious, do you think it is the right time to buy in these parts of FL, AZ, and CA? If so what would you be buying?

I don't know what the bears did to them but I can't seem to start an intelligent thread on streeteasy because of the bears. I tried to start one back 2 months ago when the dow was floating around 6500 about which apartments are best priced to sell, but the bears just wanted to go on and on about how everything sucked so what for is this thread if we can't use the intelligence to make money??????????

I am in investor, so naturally I want to discuss investing. Why are you here???

the term "bears" is not derogatory. Anyway, what apartments have you come across that has been of interest to you. Can you share?? I think this is the most value added and least discussed phenomenon here on SE, though I did manage to catch some discussion threads on Classic 7s on the UES that I thought were interesting..

Do you actually believe this is some sort of PR conspiracy just because some posters have become more positive? I gotta tell you, some of the stuff I have been reading in the last few minutes has been quite interesting and I welcome new faces who can add something to the debate. I suppose what makes all this so polarizing is that everyone is coming at it with different agendas and working through very different personal, life and financial decisions. What is wrong and insane for one is absolutely right for the other. I wouldn't cast judgement on a poster unless I knew for certain where he or she was coming from. In the end I take all the opinions as being somewhat tainted or skewed to the posters vantage point and agenda. Its all good though until the personal attacks drag things into the gutter. Then I just tune it out for a while.

Ir, I have been posting for 9 months, I might be pregnant with SE and ready to buy...if you are interested in knowing what I post, you can read them. What about your posts?
I owned in Manhattan for a long time and now I am a sideline buyer living overseas , so don't expect specific apt descriptions, though I've been there several times in the last 9 months and looked at a lot of places in Harlem and the UWS.

mimi, got it, I think that is great. I just feel that there are a handful of bears that vomit over any encouraging signs in the market but of course it is not everyone.

Re my posts, there are very few but I read this thing quite religiously. Not enough to understand everyone's personal motivation though.

I have owned and lived in two apartments in NYC, sold the last one in 2005 (a bit early). I can buy it back now for less but wouldn't. More interested in trying to time the bottom (I think maybe 2011) and get back in.
