Discussion about
we are first time manhattan buyer wannabes and noticed the price drops at Indigo (125 East 21st st). is there something about this building that we should be aware of that would necessitate such drops, i.e. $1.4 to 980,000 over the course of these last months for a two bedroom? hoping that some of you more experienced market watchers could give us some words of wisdom here.... thanks.

just do a search. there have been quite a few discussions already. no view and super small are the two main details on those units. other than that it's not so bad.

thanks and agree with the no view. sizing of the two bedrooms seemed okay but don't know the area well at all. can't find much specific on the search so that is probably good news...
anything known about the developer?

7E and 9E already went into contract... according to the marketing lady yesterday... it is decent apt although smaller than ideal for 2 bedroom... that is good news because it sets the new psf for Chelsea... the location is less than ideal - right across from a cementary - not good fenshui.

Have to disagree with jqzeng that contracts at Indigo set "the new psf for Chelsea." All they set is a new PSF for that building and perhaps a low-end baseline for 2007-start construction with 2009 occupancy. Rosina, the area is Chelsea and it is a great neighborhood with excellent transit access, lots of shops and restaurants and a ton of inventory to choose from - particularly in the eastern part of Chelsea (6-7 Aves). maybe it's just me but i think that old cemetery is really pretty. this building is not directly across from that though. i wish the apartment we looked at actually faced the cemetery but it faced that horrific apartment/dorm called 21 chelsea and i could just not deal with looking at that daily. the proximity to 6th avenue can be an issue too. 6th avenue over there is just kind of a generic open air mall with the best buy, chipotle, men's warehouse etc.

but on the positive side the people who got those units are getting a 2 bedroom (albeit a small one) in chelsea without paying mansion tax so good for them

just saw the two contracts on those units in indigo. made us wonder if we are procrastinating and missing a market... Also wonder since the contracts happened at the same time if they weren't contracted by an investor hoping to make a quick buck. thanks again for your help.
