Something is very wrong with this apt and I'm guessing it's the price

peanut, you keep posting about apts with "wrong" prices. Simple answer: Don't buy them.. Not worth wasting any threads on it!
this is definitely not my style, but 8C went for $1.442 in 06/05. this would not be an easy sell at any time, but i don't know that it's grossly overpriced for the market today. actually, this would be a good candidate for the market movement with comps thread if it's not already there.
It's got only 1 full bath & 2nd BR is very small. Should be priced around $999K?
West81st: Isn't this the good doctor who bought at 108 E 82nd's old apartment...or at least his old building? You've got to love the early 20th century class system that gave the family 1 toilet, and the maid her own. Wonder where she was supposed to bath.
At her sink, xellam, standing up. I think the 35% down is the problem here--at least in terms of who is buying right now.
dwell, this isn't the type of apartment a family would want. the second bedroom is for the dog or the office. and then you have the maid's room for an extra touch. it's not comparable in a general sense, you have to find someone who really is into this, and that ain't easy.

Yes, it's a weird layout. Might work better if someone made the DR into the 2nd BR & made the 2nd RB into the DR. But, really needs a shower in the 2nd bath.
really needs to be gutted, but it's louche charm, if it may be called that, is what it has going for it.
It needs some re-work on the layout, but it is a pretty good amount of space, southern and western (and northern) views, the maintenance isn;t too bad, it's close to Central Park and zoned for PS 6. There is not a ton of inventory with that criteria and I know because I look for it. The original asking price was ridiculous, but this will probably come down a bit and get sold. The 35% down is going to keep a lot of buyers out of the game as well, but again, there is not a lot from 60th to 85th west of Lex that is not expensive and in a building that doesn't require at least 25-30% down, if not 35-50% down.

I think the answer to your other question is "public baths" (it would have been indecent to bathe in the master's house), but that might not apply here because 108 E82nd was built in the 20s.
