Psf or Layout of Apt?

Price per square foot is an imprecise, even arbitrary way to valuate any given apartment. At best it's a rough guideline.

There's likely a good reason why the smaller apartment is a bit more expensive, including better light, better view, or better layout. Or it could be that it's just in better condition.

I think the 2nd bathroom justifies the price difference, since for some people not having a 2nd bath in a 2 bed would be a dealbreaker.

I personally never understand this fixation on price per square foot; if that is the only criterion, we'd all be jockeying to live in a storage space under the LIE. Can you comfortably afford the price? Does the place make you happy & you can see yourself there for a good long while? Do you like the neighborhood, the street, the building, the view? There are so many intangibles to any living space that ppsf seems just a ridiculous idea to me. That's MY 2cents.
