Went looking for doorman rentals this weekend - they're cheaper

Long story short, I looked only above 96th street at brand new doorman rentals. Whether they were condos, nondos, or dedicated rental buildings, the landloards and agents were offering concessions and rents lower than what was advertised before I could get a word in edgewise. Its really absurd. 2 bed 2 baths with laundry in unit all new stainless steel everything 1200 square feet for under $2500 no fee with doorman? All over the place. So krazazy.

Pretty much any building in Harlem except Susan's court (but they had some sub-3000 dollar ones still, one with a 600 SF patio) and Avalon Morningside (still priced like its on 86th and not 110th.) The waste of time is 1481 5th.
Just persuse streeteasy and craigslist and you will see a bunch. I will let you know more as the week progresses...but really nice home depot showroom type kitchens, bosch everything, one place had a hi def TV in the master bath built in. Etc. These developers really thought things would turn out better.

Nope, I want to pay less rent. I did take my roommate to a couple in carnegie hill, and comparible ones in the east 90s (I mean new, doorman, w/d in unit) were literally twice the price. Old frat house ones like Dormandie court were still like 40% more than the glenwood at 102nd. Someehow living at 102nd is 35% scarier than living at 97th.

on the higher end, take a look at this. 5 bedrooms, 2 1/2 baths, $4300.
The glenwood is a crappy building in an unsafe neighborhood surrounded by gangs in projects, alcoholics, etc, it should cost 70% less.

The glenwood was built in 2004, is full service, and is next to the exact same projects that extend to 94th street. So those scary gang members could just as easily rob people and kill them and do all sorts of crazy gang bank things to the Normandie court people as the 102nd people. In fact, far more pickings down there...which is probably why 10029 (and 10035 above it) actually have lower overall crime rates and lower violent crime rates than many neighborhoods considered "safe" farther south...most notably 10011 and the other meatpacking/west vilalge/chelsea zips, the zips for Soho, midtown east, and a few others.
So I am not particularly worried. Especially since I already live in Harlem as it is.

Jason did you see any 1-beds in that building? Am curious what rents are ranging at for 1-beds among the places you saw.
Also were they giving up a month for free, or anything like that?

I was not, but I think they are all sub 2,000 for real 1 beds, as I saw 2 beds 2 baths for below $2500 at a few. I am talking all net of free months, etc. So the place I think we will take is $3000 but net-net $2600 for a 26 month lease. The Glenwood place at 333 E102nd definitely would be under 2k for a 1. No w/d in unit, but they have wash n fold and dry cleaning in-building. Also you might like the 3x an hour shuttle to 96th/lex then 86th/lex. Pretty nice interiors, stainless steel kitchens, granit counters, etc. I think we will stick with one with w/d in unit though.

THere are two other new buildings next door - the ASpen and the Hub. The hub ones all have w/d in unit but there is no shuttle. the alpine has no w/d in unit either but they were slightly bigger at each size. Their shuttle is only rush hours I think. Also, it was less nice (the glenwood one was really just like a standard full service bldg.)
Susan's court on 120th and Manhattan is full service, though a spartan gym. They might have some 1 bds in that range.

Jason you prove my point, the high crime is due to the gangs in the projects, the shuttles are in place to try to keep residents from the criminals.

No, I was being factious, dummy. And shuttles are also provided in teh LOWEST crime part of the city, BPC, and to some buildings on the far west and far east side - all for the same reason. They are really far from the subway, dummy.
The crime stats say that 10035, 10027, and 10029 ALL have lower crime and in most cases lower violent crime than the meatpacking district, Lincoln Square far west village, soha, tribeca, hells kitchen, murray hill etc. In the case of the far west village, like 40% lower. Proximity to projects, at least in Manhattan, does not in fact automatically make you more likely to be crime victim per the actual stats. Being really far away (Houston and Washington, for example) actually makes you MORE likely to be raped, robbed, murdered, etc.
There are other unsafe parts of the city - farther North on the eastern zip codes of Washington Heights, and certian zips in the Bronx, Queens, and BK. But central and East Harlem simply do not, and have not for ove a decade, had crime rates as high as many of the hip parts of the city.
Notice I did not hyperbolicly say than ALL hip parts. Lenox Hill, BPC, far north Inwood are all very safe.

you can talk crime sats all day long but I wouldn't feel safe in harlem but then there are times i'm in the west village i don't feel safe either.

Jason, you have to factor in nightlife. A huge chunk of the crime comes from late night partying. Not quite fair to compare mostly residential to good neighborhoods with big bar scenes.

That is probably true too, which would explain BPC. However facts r facts, and people obviously feel safe enough to go to the meatpacking district all times of day but feel "unsafe" in Harlem because there are lots of scary black and hispanic looking people, even though on my block they all drive Lexuses and work at UBS or J&J.

I agree, it doesn't excuse racism and stupidity.
But there is a certain thread of truth here. I'm wondering if the city would put out "day crime" rates or something. If I'm boozy and get into a fight, thats on me.
But I do want to know the likelihood of my mom getting mugged...

Yes, I think everything is cheaper. Which is why I looked in FiDi and HK and Carnegie/Yorkville also. However, none of those places (not even Fidi) had places SOOOOO nice and new and doorman-ish for below 3k per month in a 2 bd 2 bath with w/d in unit. Not even Roosevelt Island (riverwlk rentals START at $3450 for that type.) i would have had to go to LIC for comparable. So I could either pay slightly more rent and move back to HK or Fidi for older doorman buildings with massive shared laundry rooms, or get brand new in harlem.
But yeah, if you want to spend say $4k a month for what i describe, you could not have gotten that anywhere in 2007 (not even in harlem, in part because the buildings were literally not buil yet) which is the last time I looked. Now for $3500-$4k, you stand a decent chance of sanggig such in some places below 96th street.
But as I said, it was amazing to me how much more older, word out Dormandie court units on 96th were were versus the above mentioned places on 100th, 101st, and 102nd, respectively. Really - four short blocks away and you get better an newer for 30-40% less. Same even for some doorman buidlings from 96th-98th east of the park. like the scary gangs can't get you on 98th but can on 100th. Because its like the barrier that stops vampires.
As my roommmate said of this phenomenon, "people are STUPID!!!"

Jason, you have to resort to insult because you know I am right the subway is not far away it is on 103rd street, people are afraid to walk to the subway hence the shuttle their are gang members and druggies everywhere. It is a very scary place, you do not see women walking around at night. Their is no yellow cab service or decent places to eat all you see around you is projects, if you can afford it live below 97th street on the east side, your friends/family will be able to visit after sunset.

Really? Then why do OTHER Glenwood buildings in Manahattan ALSO offer shuttles?
No, in fact this is standard for the Glenwood buildings - all of these, including the one in question, are, according to Google maps, at least 9 minute walks to the nearest subway station.
There are other buildings in Manhattan below 96th that are not Glenwood buildings that also offer shuttles.
