Has anyone been through the AG process?

We are about to embark on this journey with the AG - have heard of some favorable resolutions and that it can take 6-9 months - that all I know at this point. Have you filed, yet? I am not sure if the determinations are readily available.

what constitutes a valid complaint with the ag (asking sincerely)

Any violation of contract (offering plan and/or purchase agreement) or regualtion (note that it is entirely possible for the sponsor to adhere to the contract yet not regualtions if the offering plan did not contemplate or adhere to the regulations). I don't want to get too specific about what issues the sponsor has in our case, though I will say that we have what we believe to be six solid issues (and our lawyers who showed us the way on most of this concur) that the sponsor is facing when the AG reviews our filing.

I haven't filed yet--debating whether I should. I've heard that tha AG has only responded in one instance--that it will not determine if the Interstate Land Sales Full Disclosure Act applies (they defer you to court).

Where did you hear that? I heard from attorneys (who this happened to) that in at least three instances, the AG intervened in regards to a filing.

I called four attorneys--three had never done the AG filing, and one attorney said he filed four of them but it had been 3 - 6 months with no response, and that attorney was only aware of one response from the AG.

What did the AG do in the three instances they intervened?

i think part of the problem is the AG is getting flooded with complaints by idiots who want out because they bought at the height or don't like the swimming pool, a la 20 pine and WBH. There seems to be one law firm dealing with these (and maybe getting results). The idiots are killing it for the people who have legitimate problems ( i guess that is always the case).
