Any idea if the prices of new unit sales are loaded with the developer paying all closing cost to boost the sales price?
2403, sounds like a unit # in the platinum. are you selling?
According to a friend who deals w/ them, they are both discounting AND paying all closing costs. I don't think the prices are ridiculously high/inflated, given the location and the finishes. $1,200/SF seems okay--although I'd definitely offer 16% to 17% less, with all closing costs to be paid by the Sponsor.
what about resales? there seems to be a lot of rentals in the bldg.
Would you really want to live by times sq? Jeezus, I avoid that place like the plague. IMHO
Yes, my friends that live in Buffalo say, "Why would you live in NYC! NYC is too crazy!!!" I, on the other hand, just don't understand why anyone would live in Buffalo.
People like different living environments.

I am born and raised in Manhattan and am currently renting in the building. The neighborhood is great if you like tourists, crowded noisy streets, loud late night construction (because area is zoned as commercial), and those annoying double decker tour buses. One bus line forms on 46th and 8th (SE corner) other one forms on 47th and 8th.

i like the bldg. more interested in buying but the prices are a little high for a 1BR 1M+ and i understand he has quite a bit of units to get rid of. it looks reasonable for a rental though, maybe rent to buy option could work.
my advice to you would be to rent before you buy. you should experience living in the building for a while. before i moved in i thought buying in the building would be a possibility, but would not even consider it now.
there are a lot of little things about the building that keep popping up, that just make me feel that it would be a poor investment.
what are the problems you see that would keep you from buying?
no building is going to be 100% perfect. You can't let little problems bother you.

I love living near TimeSquare. Lots of shops, restaurants and few mins walking distance to 5th avenue stores. I prefer Brooklyn (williamsburg/Park slope) over Downtown. It's dead after 5pm and I feel like at work or doing something at the courthouse.
