Discussion about
1965 Broadway (for jsmittty boy! look what you started).... 20 H. Closed on 10/11/2007 for $2.875MM... 11H went into contract with asking of $1.875MM after 1 yr on market.... $1MM kaput! in 2 yrs... NICE NICE Can't wait for the actual closing price... :)

W67: aim high. I like the corner 3brs on Bway. Very nice view and little street noise 20th floor and up. Great layout too.

Or you can buy H (on the lower floors) and annex the G. I remember reading somewhere that Kathleen Turner lived in a penthouse unit that was a G+H equiv.

Or the E+F (whatever that works out to on the higher flrs). You were prepared to pay 2.5 for H? Get H for 1.5 & G for 800k or less? Sorry, I'm a combo freak.

nyc10023... I like combos too... but then I'd rather just buy a bigger unit... you never make out w/ the total CC / RE tax... the point is to pay off the entire mortgage and not be burdened with CC/RE that's approximately 30% of your net retirement income :)

Oh BTW, I was thinking of starting a thread on combos that are better off being broken up... this phenomena of combining 1+1 = 4, was a result of the bubble.... as surely as that trade is over... it'll be better to break up and sell 2 homes.... (a little secret... that's one of my coincident NYC RE indicators pointing to "capitulation" starting).... we aren't there yet... there were some GH asking $5.5MM, yes $5.5MM.... crazy....

Do you have to be on that neighborhood? Have you looked at the Rushmore? It's little far from the stations but it's still walking distance to lincoln square.
