where does those "streeteasy" sale price come from ?

Streeteasy lists the actual sale price from properties, but where do that data come from ? My coworker insists that apartments are getting sold at -30% in Battery Park City but i can not find that data and he tells me my streeteasy data could be biased _ is that true ?

Streeteasy sales data comes from the price registered on the deeds with the city. They cannot be biased... just often very delayed (can be months between when a deal goes into contract and is actually registered)
