Just moved into this place last week. Paying $2395 for a 2 bed. It's a dump and needs a lot of work. I've already started to do some touch up painting and filling in the holes from the previous tenants. But there are some glaring issues like bathroom door is delaminating from the humidity/poor ventilation, some of the windows do not fully open, no fly screens on the windows, one of the kitchen cabinets is about to fall off, pipes make a funny noise while water is running, and tiles in the bathroom are loose, etc... That being said, what can I do to make sure the landlord fixes these issues ASAP? I've already been nice, left VM messages, FB messages and a snail mail letter. Threaten to not pay rent for next month? What are the consequences? Can he evict me if I don't?

I'm afraid that now that you've moved in, you agreed to an unwritten contract in which you agreed to pay $2395 for the apartment "as is". As long as you have hot and cold running water and working appliances, I'm afraid the landlord isn't responsible for making it "nice", or even less hideous.
