How could anyone know unless you say more. Walk up, elevator, doorman, laundry in unit or in building, etc...

thanks. it is a new construction with elevator, no laundry (washer/dryer hook up in the apt), no doorman.

it's a below avg. psf, but of course, offer whatever you want! i live here, and like it alot.

the reason i'm asking is that the developer has refused to go down any further and is refusing to hare any closing cost. What's the avg per sq feet in that area?

just walk and he'll cry. ur better off walking..the markets are about really break down.

thanks marco_m. I told him 510K and he pays closing costs. They keep saying we are getting lots of offers. its a great deal. It does sound good compared to what is offered around that building. But it does not feel right to me.

dont walk away yet willyg, is one of the bedrooms below grade? if so, walk away.
also is there outdoor space? parking included? and is it really nice construction (seen some ok jobs, and some really really nice places there)? floor plan good? if so, i would seriously consider. we need details to make an assessment, like old gregg

If you look, you can probably get more for your money in that region, but that doesn't speak towards the actual quality of the units - just square footage.

Do not believe for a second anything he is saying about getting lots of offers. Do not raise your offer until the developer gives you a counteroffer. If for some magical reason this one apartment is really so highly in demand, you have HUNDREDS of condos sitting empty in that neighborhood. Do not chase imaginary imaginary offers that the broker is threatening you with.
