Neither honestly, actually staying put for the time being. I was just curious as to if a formula exists for either buying or selling. To date, I have only ever owened coops but only because that is what I've liked/owned. I would happily buy a condo.

typically 5-7% of total price. depends on if there is transfer tax, broker commissions, mansion tax. But 5-7% is rough estimate. Probably on high side because I'm assuming you'll ay mansion tax (if place is >$1m).

wishhouse: sellers pay transfer tax (except with new build, then buyers pay this also) and buyers pay mansion tax.

As a seller, here are typical numbers: 6% broker, 2.15% state & city transfer tax, 1% flip tax, ~$5K attorney & filing charges. You can typically expect to part with 10% of the sales price on day of closing. Buying is much cheaper, usually around $10K plus mansion tax, if applicable.
