Why so many units on sale in this building? Does it have to do with the new building (the Charles) being constructed on 1st ave between 72-73rd street that may potentially block the light of this building? What about the building's financials/history?

not sure if it is the reason, but the building had a lot of renovations done a few years back and many waited to sell until finished

What renovations? The radiator covers in the apartments are all rusted as well as the balcony railings. I took a look at the apartments and all are the same, rotted and rusted. What amenities does this bldg. have to justify the high main.? The lobby is no great beauty either.
That's why so many apts. are for sale, but don't sell and are taken off the market.

The building seems to have 143 units. 6 sales is not a lot.

well what else are we suppose to go by, the broker representing the apartment????????????? why such a high main.?

i looked at this building also and the maintenance is high and for what reason? considering that the lobby is blah, hallways are all in poor condition and they have hiked the maintenance charges 28.8% since 2007 despite that I am continuously told the increase was a result of the one time lobby renovation. apartments are nice from what i can tell but with a coop you buy both the apartment and the building - half of this relationship is questionable.
