Also much be in a good area, so On Prospect Park probably isn't it because it is on the wrong side.

The new 11 townhouses that Corcoran has on 7th Avenue and 23rd Street. I was riding my bike by yesterday and saw the sign so just walked in....they were beautiful and priced right (well I thought anyway).

If we're talkinging only the better areas, lets say that covers (top psf spots) DUMBO, Brooklyn Heights, Cobble Hill, Park Slope. Not a tremendous amount of new construction there (would you include gut reno?) but DUMBO might be a better bet. But can you do conversion? Jcondo might be it for brand new. For conversion.... hmmm... henry and pierpont development name (can't remember number on henry, but its not 20).

I'd probably put 1 prospect park in there. Being next to grand army I personally would consider pretty good for neighborhood, and thats the best constuction I'm aware of.
