Discussion about
http://www.streeteasy.com/nyc/sale/416173-condo-135-east-54th-street-midtown-new-york What do people think of this price for this apartment? I like the size, layout and outdoor space. The maintenance is on the high side, but not crazy for the size. The condition seems ok from the pics, if not spectacular. Plus, it's a condo. The biggest question for me is the location - I know it well, but never... [more]

Oh, c'mon anyone? No opinions about a 2500-2600 SF apartment in midtown?

Price seems good right now for four bedrooms in that neighborhood. CCs and taxes aren't bad, either.

Has the layout defects you'd expect in a combo of two studios with a two-bedroom.

The exposed wiring on the ceilings of living room and bedroom(s) isn't good, but no big deal. It does make me wonder what else was jerry-rigged, though.

Oops, it wasn't two studios and a two-bedroom. I was looking at the plan below the setbacks.

Here's how the seller assembled the units:

11C (935sf 2/1) in 1988 for $255K
11B (1131sf 2/2) in 1993 for $250K
11A (522sf studio) in 1994 for $120K

Thanks for the comments/info. We have a young kid, and plan to have more. Will life for kids be crappy during the day M-F? Also, what are public schools like in the area?

its all about office buildings and hotels there. no family life to speak of. my opinion only: I would rather live in riverdale than live there.

As a single adult, I like the area & that is quite an apartment but it certainly isn't considered a kid-friendly locale. I also wonder what it's like living with kids & a terrace like that; they can't be throwing anything out there lest it fall 11 floors & hurt someone & god forbid somebody goes overboard. Eeeeek!

I don't get it...so you do that whole renovation and leave the parquet floors? And I agree with drdrd...the terrace isn't really a terrace....VERY narrow, espeically with kids. And better hope the kids don't EVER want a dog...this building doesn't even allow the little yappy ones.
