I've been reading these forums for over six months and would like to get everyones feedback on this apartment. http://www.streeteasy.com/nyc/sale/406031-condo-13-east-30th-street-midtown-south-new-york I checked out the open house and it looked great. What does everyone think? Is it a good deal for a legal live/work? And its a condo.

A condo with only seven units. You'd be stuck paying 14% of any work needed on the building. The commercial unit gets all the retail rent but carries only 15% of the load.

I don't know about the pricing. See what seven-story 21'-wide buildings are going for in the neighborhood and divide by seven.

it sold in '07 at $1.162.

I asked about these units back in '06 / '07 when they got converted and were up for sale. I thought they were a really good deal. http://www.streeteasy.com/nyc/talk/discussion/807-empire-lofts-why-so-cheap

Taxes are high but in the range for unabated but monthlies are dirt cheap.

Typical cheap n' crappy gut reno turning what was likely once a charming space into an ugly eyesore. But that's just my opinion, of course--someone else might go for wood laminate floors and cardboard walls.

It's definitely overpriced. And I'd have to echo NWT's concern about the size of the building. If anyone defaults you'll be stuck holding the bag.
