Discussion about 177 Thompson Street #18
Which would be more attractive for the next buyer? Should we place the wall back up? Or should we keep the apartment "As is" with the wall down; providing an open airy hotel suite type of feel.

It's kind of hard to tell without the floorplan. The photos are a little dark and closeup, so I think what would be most appealing to buyers is getting some better pictures up and advertising it as a studio. Even if it used to be a one-bedroom, it is currently configured as a studio, and buyers might read the description and say, eh, studio. It sounds rather small - am I wrong in guessing that this was originally a studio with a wall put up to turn it into a one-bedroom?

The location is great for a parent buying for an NYU student or perhaps a swingin' single young faculty member. I'd keep it as is and advertise it as a studio/convertible 1-bedroom. That way you have a little negotiating room, should the buyer want the wall.

On a totally unrelated note, do you really speak all those languages? If so, I'm impressed.

It is hard to say without the FP but in general I would say $890 mtc in a W/U = make it a one BR
