Can anyone tell me about Peter Cooper Village. Do you like the area,pros,cons,etc?

East of 1st Avenue between 23rd and 20th streets. Relatively boring area. Older plain red brick
housing. Desperate for tenants

Peter Cooper is a great place to live if you like a dictator style landlord, noisy college students, crime, and poop in the hallways:

I had always thought that PCV was supposed to be the better part of Stuy Town?

The above comments regarding PCV/Stuy Town are just untrue, aside from the landlord, which I know nothing of.

I live in Gramercy, west of Stuy Town/PCV, and often jog/power walk through PCV and Stuy Town. Over the last 10 years, like other neighborhoods in NYC, this area has definately improved tremendously. It is a family orientated community, and there are tons of parks, playgrounds and activities right in PCV/Stuy Town. There is a summer 'concert' series along with a farmers market that runs right through. Also, in my walks/jogs i've noticed many new amentities such as lounges, libraries and play grounds in PCV/Stuy Town. There are a lot of new restaurants, etc. all along first avenue which are pretty good.

Like any NYC neighborhood, there are pitfalls. The VA Hospital and the methadone clinic on 24th street bring some seedy types to the area, but hey it's all over the city really, and in the 8 years of living in this area, I've never had one problem, it is VERY SAFE. The East River has lovely paved paths and walkways which are really enjoyable on nice days, and it's a very short walk to the east village and flatiorn. I know from friends in Stuy Town/PCV that they are offering some alluring rent packages and the renovated units are spacious and nice.

PCV is the better part, which is kind of sad for me because I would much rather be closer to 14th. if you are mobile in the slightest this is a good location. you are close to the east village, and a healthy but not too far walk to union square and the flatiron. it's convenience depends on where you work/children go to school. recently someone posted crime rates by neighborhood, PCV and ST had among the lowest crime rates in the city. i really don't notice the VA hospital/methadone clinic effect except in very small pockets (23rd st right in front of the hospital, for example) and even then it never seems threatening.

the renovated units are lovely in pcv, definitely look for a high floor. there is a not so little chance that a bank will become our landlord shortly, and there is also a chance that any market-rate apartment that you rent may revert to RS. the grounds have been looking pretty ratty recently, and the laundry room situation had been awful. i don't know the status now because i gave up and started sending mine out. btw, most of the maintenance crew and the building supers are unbelievably great.

the playgrounds, setting, are lovely. the community is generally quite nice, although the student renters have been annoying some recently. i haven't had any horrible, or even truly bad, experiences relating to the college kids.

it's a viable option. i don't know what rents they are offering, but if they are low enough it is a very good deal, as these are lovely units with great light and high ceilings. and at least we now have five or six restaurants, instead of just one old-time italian (with good pizza, though) and a couple of diners.

PCV was a good deal a few years back when you could get a one bedroom for $1100 and a two bedroom for $1300. The cheap prices and larger apartments (PCV main difference over ST is size) were enough to make up for remote (and often VERY remote) locations, mediocre buildings (red brick like the projects), and lackluster service.

Since ST/PCV started pretending they were "real" manhattan apartments and brought their prices in line with GOOD developments, its just been a horrible, horrible deal.

A tenant told me they have BUILDINGS worth of empty apartments because they can't rent them at these rates.

And absolute nai lin the coffin was them targeting college students for tenants.

At this rate, $1100/$1300 will be hard to get.

Is this when you developed your plan to stay and sue, to win money intended by the taxpayers for the working class of New York City, even though you had knowingly entered, on an arms-length basis into a market rate rental?
