Dow Down About 400 - Is RE still correlated

When dow was going up, all those posts about how suddenly re is correlated to the dow. Of course, that was the exact opposite of what was said for, I dunno, years. Now, down 400 points. What happened to all those folks claiming that? Haven't seen one in days...

The only ones who said that RE was connected to the DOW were the bears. I have always laughed at the assumption that RE and stocks are connected. But I'm not surpised, since you only read the information that you want to see.

Urbandigs has also said that the EQ rally has had a temporary postive effect on the RE market in that it gave sideline buyers confidence that the market had turned a corner. However, his point was that once the rally subsides then the confidence will dissipate.

anythign that SteveF doesn't really count now does it? In which case I only really recall Noah correlating stock market rally with increased RE activity.

You pulled out a piece showing a median price of ONE THIRD of Manhattan, which was the subject at hand. And, worse when comparing like to like.

Bergen County is not "relatively low in cost." The average Bergen homeonwer pays substantially more in property taxes than the owner of a new development condo.

and there are several towns in Bergen County where the median price is well over $1 million. In Alpine, the median is $3 million, making it the #1 most expensive zip code, per Forbes.

Yes, because taxes are the primary makeup of the cost of real estate.

And because that square footage in manhattan wouldn't be 5x.

No, because it would still be the WRONG STAT. Just as me pointing out there are apartments that cost twice as much as any house in alpine (more, actually).

Because its the wrong stat.

Alpine claimed BERGEN wasn't cheap, and the BERGEN stats show it is!

Alpine is in New Jersey. New Jersey is a sewer.

How many billioniares reside in Manhattan? Around 80. Alpine? 1 or 2. How many properties sell in Alpine on a yearly basis, anyway? 10? My building alone has a higher median sales price (and higher sales activity) than Alpine, Jerzey.

And you can't compare ALL of Bergen to Manhattan. If your going to do that, then it is only fair you compare ALL of Bergen to ALL of NYC. If we are only going to concentrate on one NYC borough, then it makes sense to only concentrate on one Bergen town, like Alpine.

Dude, did you just try and show that the median manhattan STUDIO costs almost as much as an ENTIRE HOUSE in BERGEN! Your Bergen number is from 2008, so you need to compare that. You'll be at nearly the same number!7

Alpine, if you want to visit Manhattan and see the empire state building and everything... great for you. But I don't recommend going through Brooklyn.

You can take the GWB directly from northern New Jersey to Manhattan!

You should check out a broadway show when you are here.

Considering the swings made in the DOW, I don't think 400 points as being a meaningful indicator of ANYTHING. There's just more general volatility in the DOW these days. Breaking millennium marks seems to be the only thing truly meaningful these days.

and for the record, I do not plan on strangling anyone. I hate climbing 5 flights of stairs and it's just not worth it to strangle a renter on this forum.

Yes, it would only be worth it for alpine if he could do it in bergen county, so he can run home afterward, and not have to worry about high priced lawyers and other things no one can afford in Bergen.
