Discussion about
Rates are coming back down hard over the past few days. 30 fix down over 50 basis point from 2 weeks ago. A lot of antsy buyers now making the leap. My call volume have gone up the last few days too. To those thinking that things will slow down after memorial day. Wait until you see next month's housing numbers. Keep an eye on numbers of units in contract too.

Real estate prices are up 10-15% for some buyers who bought recently...the market has definitely turned the corner and will continue to rise. also there no longer is seasonality in real estate - buyers are going to continue to rush into the market in what is now traditionally a much slower season for sales to avoid missing bargain prices which we may never see again from this point forward.

I'm eager to buy something spectacular on the Long Island City waterfront, and I've been asking the local shopkeepers if they know anyone who's selling their condo, but so far I'm drawing a blank.

I want to act fast. I have enough cash to put 40% down. Do you know if there are any real estate brokers who specialize in that area?

it's not point in disputing that volumes are up. they are. the question is 1) what types of apts and 2) at what price. i would contend that they are mainly studio/1 bed under $1mm and many under $700k so as to qualify for conforming mortgages or FHA loans. as for pricing, carolst, you would do well to look at what prices apartments are clearing at before you start waving the victory flag on rising volumes.

personally, i think there is going to be some serious sticker shock when people start seeing what prices apartments are being signed/sold at. we may not see it until 3Q closings come out, but it's going to be another leg down from there as people comp against the lower closed prices in contracts being signed now.

I dont think brokers should be allowed to talk about rates until they know what the yield curve is and how it functions.. Manhattan RE is toast..we will not be fooled

Of the 10 apts discussed by Christine Toes on urbandigs.com, 5 (50%) are less than 400k (studios or brooklyn), which is what Noah has been saying all along in terms of where the sales are happening.

I would hardly call that a RE market that has recovered.

polydoa, i think 80% would involve conforming loans, nothing at all in the mid-level $1-1.7 price range.

Those pictures are the outskirts of long island city. Some of the buildings aren't even there anymore. New condos have sprung up in those locations.

I live in Long Island City and the image you are trying to paint is inaccurate.
It's not as well developed as dumbo, parkslope or even WB but it's getting there.
The first few pictures you have up in that link will be all torn down and new developments will be going up soon.

AR/AH -- as soon as we close on those two, let's rent them out and buy another two as primary residences. Then we can keep going and have primary-residence mortgages on all of our investments, while those sucker renters pay us lots of money.

That render of east coast buildings are accurate. The parks along that area will be open next month and the remaining 2 buildings are in the process of going up.

As a resident of LIC, i have never been to Newton Creek. It's not accessible to the public. It's about 10 city blocks from the gantry park.

CarolSt... I was captain of a sports team in HS, yesterday did my usual 495lb squats, 185lb shoulder press, and sets of 135Lbs clean and press... the wife just did a half marathon this weekend in 2hr 10 minutes 39 seconds, after a call week and 3 weeks off due to knee pain (yes fyi she's a doc, AR will verify if you want her to... but we are all the same, right? alanhart, AR, CC ?)
