Any body have a view on a price chop like this? Big drop
Townhouse pricing is a bit of black magic, I'm afraid. Have you seen this property in person? Condition may not be as great as portrayed in pics. Also, the location is not great. Park block yes, but in the mid-90s. 51W95 went into contract at under 5m.
We used to live in the TH next door (a 5 family with 1 rent stabilized studio and 4 apts at market rent). it was offered to us by owner for just under 3M approx 4 years ago (which we could not afford then - and now). not sure for how much it went. clearly this one is in much better shape, a 1 family (not sure how that impacts value) and 1' wider. the block is okay, not perfect, but nice enough, close to a really nice stretch of central park (including the tennis courts), and convenient to public transportation.
It is a big chop but it brings it in line with the comparable in contract around the corner.

12 West 95 is larger but one can debate the relative merits of each location.
Although 12 W. 95 is billed as a single family, the setup looks like the house is designed to be easily converted to a multi-unit. I would check the zoning. If the house can generate some income with minimum renovation, then that's a definite plus.
we saw this place and the original price was incredibly off-market (there are plenty of townhouses for sale on this block so lots of price points...51 w 95th seemed like a much deal even att the current price for 12w...51W also felt very dark...
