assume my lease in stuytown half the price- need to get out!

Hi- hoping street easy may be somewhat resourceful and helpful. I currently have a lease at 330 First avenue (19th and 1st) in stuytown that i am looking to break. It ends on May 31, 2010, and would be available for july 15th 2009. the apartment is renovated in the natural finsh, has empire state building views, etc.. it can be converted to a 3 bed. its bad enough that you keep posting this but...you say it can be converted---your craig's list ad says its already a 3 br and you quote the rent including the rebate but say there's a rebate. maybe you might do better if you were clearer about the deal you're offering.

I'm confused. Are you offering this for $3k? Of is it half off the $3K? If the former, that is certainly not a 'deal' for a small-to-mid-sized 2-bed, one-bath in Stuy.

Agree with CC--you shouldn't advertise it on Craig's as a 3-bed--anyone looking for a real 3-bed won't give this a passing glance. Better to advertise it as you do here--a convertible two.

plus--i just looked at stuytown website--they are offering same layout as your place at a net effective $3,445 (including two months free rent). so at $3k, you're discounting 13%--that's not half last time i looked.

jeez cc- it is a way for ppl to read the ad and respond quickly- no it is not half- but we are offering 3 months free on the remaining 10.5 months of the assumption.. stuytowns website that is net effective of 3445 is not first avenue... there is no inventory on 1st avenue- nor in PS 40 in stuytown

no its not half...so why did you say it was? why not say its free? and tell me about the 3rd bedroom? what will you tell someone who shows up looking for a third bedroom? jeez---it is a way for ppl to respond quickly?

cc is correct--misrepresenting the apartment as a 3-bd and falsely advertising it as half off won't get you anywhere. People won't 'respond quickly', they'll hit the back button.

give you 50/50 odds time for OP to come back and tell me what a complete shithead I am. and how i don't understand, etc. well, OP you're right I don't understand...why is lying about the basics of a real estate transaction considered not only to be ok but a brilliant marketing approach? i still want to know what you're going to say when someone looks for that 3rd bedroom.

I guess a dog cage tucked in the corner by the front door might turn a ST two-bedroom into a three. No other way to do it.

Couldn't even do it with the much-larger two-bedrooms at PCV. The living rooms just aren't shaped that way.

jlnyc50 -- People are correct to ask the question. WHAT IS THE POSTED RENT AMOUNT - ($x) -- AND HOW MUCH ARE YOU SUBSIDIZING THROUGH NEXT MAY --

i have to agree. while i sympathize with anyone who is in an untenable living situation, obfuscation is no way to try to get a deal done. jlnyc50, you'll do nothing but alienate people claiming that the ST apartment is a convertible three. it may be to some frat boys, but they already know that and are looking for 2 beds they can carve up into bat caves. the families you hope to attract with the PS 40 hook (although where else do ST residents send their kids for public school? ps 40 is between 19th and 20th no? the northern border is 24th street, it would seem as though the southern ought to be 15th or so which should include most if not all of ST), won't appreciate the marketing technique. I don't know the PS 40 boundaries for a fact, but your other information has been dubious. Did you misrepresent that as well?

Sorry, sniper, I was just reacting to all the broker-bashing, which is also laid on unduly thick. Also a spate of postings like "I want to cheat my broker/board/buyer/seller/whomever, and I want you to tell me it's OK."

OP also has a couch for sale, originally sold for $3000, plus tax and delivery would have been $3350. Selling it for only $2000 and you don't have to pay tax or pay delivery if you come pick it up yourself. Very good condition, only 3 years old.

Boy, you really picked the wrong place to misrepresent yourself. People fight less about what is/isn't kosher than they do about correct square footage/ rooms on this site.
