Positives: The place gets very good light, has one or two skylights which let light in through the stairwell and has potential but will require some significant investment. The space could be great depending on how much you can invest and your imagination with the space. The block is very nice and it's really close to the franklin street subway which has 2,3,4,5 and it's close to Eastern Parkway which is just a beautiful street.
Negatives: the building is registered as an SRO, which means that you can NOT get a mortgage on it. It's in need of a complete gut renovation, including new boiler, rebuilt stairs and potentially a new water heater as well. The entire house is filled with garbage and smells of urine. There is a dead cat in the basement. Biggest problem with the building is the brokers and agents representing the building - something entirely not kosher here.
Interested to hear impressions from other people who have seen the property.
