I think it is much smaller than the listed 2000 sf. It is hard to read the floorplan but it looks like it is about 30 ft. across the front (each room is ~10 ft wide) and is 25-30 ft deep. which would make it less than 900 sq. feet and over $1200/sf.

no way is that place 2,000 square feet. I only see about 1,000 sq. ft. Where the heck is the other 1,000?

The condo declaration lists it at 1160 sf. The widths of the three rooms are said to be 10'10", 12', and 11'6".

Extell appears to have paid off the loans, so no looking to unload those last ten units and be done with it.

Standard 1980's high-rise; there're a couple of old discussions about it.

We looked at a rental with an identical floorplan in the building last December. Beautiful apartment, probably the nicest finishes of any we've seen, but the square footage is definitely a mistake. 1160 sounds right. As I recall, this line was selling for $1.3-1.5MM at the peak (others may know better or have ready links to the data), so $1.15MM ask would be movement.
