Does anyone have an insight on the 2BR rentals in this area?

I've been watching for a few months and prices are dropping. I know someone who recently bought in the area and can't find anyone to sublet their place for what they were paying. Inventory is small simply due to the size of the nabe. Oddly, the local agents who have a lock on the area don't seem to advertise as much as other brokerages (Simone Song, Stein Perry, Brown Harris Stevens - not local, but one agent rules Hudson View Gardens).
