is there something wrong with this apartment? the sellers keep dropping the price and it's saved by a ton of people. why has this not sold? (good location, large apt, good price per sq ft).
could be noisy - what are the streets below?
5th floor so that's clearly a concern. maybe it's not possible to put in good windows. that would stink.
i don't like the layout.
We went to an open house--based on the listing I was super interested. Large turnout (this was weeks and weeks ago). The BIG problem is that there are no windows that face the street--all the windows, despite the size, face brick walls with the exception of one window that overlooks a property line at the back of the building facing onto 23rd street. Building was fine, nothing special. Bathrooms definitely needed redoing--they were quintessential 80s-style and not in the best shape.
Layout is very flexible, however.
So basically, you get a lot of space for the $$, but its dark in there and that's probably not a compromise lots of people want to make (at least that was our conclusion).
Is there something wrong? Yes. I saw it last summer when they wanted something like $2.7 million -- totally overpriced, and I told the broker at the time. Yes, as I recall, it's rather large, but windows on one side face a wall about 5 feet away, and on the other side, there's not much of a view either, so the apartment is dark. The bathrooms need to be redone; still at the "ugly 80s" style. Also, the layout is unusual. The nicest part of the apartment is the kitchen. A lot of people probably view this apartment as a total gut and re-do. Unfortunately, this is one of those apartments that looks better in pictures than in reality. It is on a nice, tree-lined block. I don't know anything about the building.
so basically a dark apartment. we have a very nice view right now (25 floors up and can see the river) and while i don't mind getting a much worse view, no light is going to be a problem. but the space is pretty amazing.
