The number of available units for sale is decreasing but is it because sellers are tired of having open houses that no one goes to and so they take their home off the market or is it because units are being sold? Obviously the answer is both are occurring but does anyone have a feel for whether more units listed for sale are being delisted or are more units being sold? My guess is that there are more delistings than closings right now which would mean there is pent up selling pressure that will prevent prices from rising.

The conclusion is this: despite all the heavy sighs from by the bears, sales growth has steadily increased over the last 6 months to an increasingly healthy level. Some sellers are bowing out of the market and it remains to be seen how many will return. My guess is they are out for the foreseeable future. Why would they wait for further declines and then come back? It defies logic. I think its all residual bubble activity and not many who have de-listed were ever really serious in the first place.
