Have you looked at 1 Hanson Place (Williamsburg Savings Bank)? Off the top of my head, not sure there's too many other upscale rentals with great views that close to Pratt.

I can't think of any high rises near Pratt, you're talking a historic district. If you're willing to go as far as 1BBP, I guess that opens up the Flatbush corridor and DUMBO for views, where you have stuff high enough or close enough to the water. Most of the stock is for sale, but a lot of it has ended up on the rental market. And I believe flatbush by the bridge has at least one rental building. Thats probably your best bet.

Actually, maybe think vinegar hill. Does 99 gold have any views up top? You're basically at the bottom of the navy yard at that point, and its not too long a shot down myrtle. I know those went rental. They at least tried to be upscale, though not sure if they really made it (basketball court!)

Actually, two bad on timing... I believe they were doing to be doing a few upscale towers across from the navy yard. Some spots had been picked. That would have been spitting distance from pratt.

I don't know if those will happen at all.

Jcondos in dumbo. Not my taste, but new with views. Beacon a distant second.
Oro/Forte/1 Hanson are move-in, and have views. Some other stuff (toren, etc.) might be there soon. Toy Factory is a bust, oro blocking much of it.

1 main and 30 are the waterfront dumbo buildings... conversions from 10 years or so back.

Here is an idea to start with. Not saying its the end answer, but this will get you a lot of info / perspective quickly.

Talk to Two Trees. They develop/manage/broker/rentals/sales. They have a lot of the new/converted stock in the near-manhattan neighborhoods. They pretty much rule dumbo, they have two around atlantic and court, they are 110 livingston, and several more... so they at least have a range for you to start getting a feel for what's out there, price ranges, neighborhoods.

Even if you're not interested in what they have, you'll probably then have a feel for what you want to go for.

I'd also look around in Carroll Gardens - I imagine that some of the newer condos are as upscale as rental buildings there can get, but if you're close to Smith St (and therefore the G train, though nyc10022 may have another fit over my even mentioning the G), that's an easy commute to Pratt. Good luck!

1 Hanson is nice, but it's not super close to Pratt. There are gorgeous rentals in the townhouses in Clinton Hill, but I get that you want new construction. Several of the recently-built condos in the area are offering rental deals. How close to Pratt do you want to be?

Though what part of Carroll Gardens do you think has upscale buildings with views? Are you confusing it with the Columbia Waterfront? A huge chunk of CG is historic district and limited to a few stories. The majority of the higher buildings are across the BQE.

Anyway, it's true the vast majority of Carroll Gardens (as well as Fort Greene, Clinton Hill, etc.) are low-rise, so views are tough to come by. They do exist though, if you know where to look. 505 Court has impressive views, and though I have no idea on the progress of the buildings, I believe 360 Baltic and a smaller condo on 4th Pl (don't recall the number) have decent views from some units as well.

I hear you on CG... although at that point, you're talking about being just a bit over the bqe. None of them are super high, so you're talking about a lot of overlooking the bqe and red hook. Not sure if I've seen any be upscale.

I guess there is court street lofts, but that thing was a mess (and spitting distance from bqe as well). I do dig Frankie's though...

Anywho, 505 Court = Court St Lofts, which yes, is not the greatest building in the world, but if views and doorman are essential to you, there just aren't THAT many options in Brooklyn (esp if you're comparing to Manhattan). It's also not past the BQE, but quite close to it (technically Gowanus Expwy at that point, no?). 13, have to ask, what's a Pratt student doing looking at upscale buildings with views? I hope your colleagues don't shun you because of it, but I wouldn't put it past them!

Who said it was past the bqe? The columbia waterfront is what I noted was past bqe.

Court street lofts (still with a for sale sign on 'em years later) are right in the armpit of the bqe, where the battery tunnel ramps and the gowanus all converge.

Ah, yes, my bad. You're right - 505's views really depend on the line of the apartment. Some are great, some pretty terrible. Who wants their window to look right over a major expressway?

Yeah, I'm just talking that the highER rises aren't high enough to overlook the mess right in front of them. I was literally on the bqe yesterday passing by those, and I was looking at the balconies on one of 'em and going "are they serious". We're talking if there is a car accident, pieces land on the highest balcony.

I dig court street until it gets down to that terrirory... the bqe is turning, and really locking down the neighborhood. You're very close to the fairly industrial stuff not just in red hook, but all the stuff lining hamilton avenue. I probably wouldn't go any farther down court than 457...

The Absolute on Myrtle is offering rentals now. I haven't been to see them, but they are certainly close to Pratt. And new, and upscale (from the pics at least). No fee, too.

There's that new one near Pratt with little square red/blue on the window. I think there are actually two buildings like that out there. I don't think there's a view, but that's pretty close from Pratt.
