I'm now off sidelines, but looking cautiously. I heard a broker at an open house in upper manhattan this weekend say, "Oh and this apartment is priced well below appraisal." Granted it was a nice apartment, but had its detractions, including 1st floor.

I hear ya, but patience is key here.Have to see a major NYC management company go belly up first.
