JT, a friend of mine had a similar situation. He spend a few hundred dollars on a cheap refrigerator, stove, and countertop with a sink, got his mortgage, pitched the placeholders, and went ahead with his kitchen renovation. Craigslist could probably supply the goods; I think that's how my friend did it.

Buy a used dorm fridge for $40, a new hot plate for $10, and a cheap Home Depot sink for $80 and you will meet the minimum legal requirements.

Does anyone know if you can get a mortgage on a gutted property? Can you get a loan for the value of the land or coop shares rather than the entire purchase price? Also, what are the minimum requirements for a property to get a mortgage (at what point during the renovation could we get one?) thanks
