Don't misunderstand my posting this -- I fully agree with most of you that S&P and the other rating agencies have lost all credibility. However, they are still rating deals, and so I point out that at 5 oclock Friday (yesterday) when everybody in the market was on the train back home, S&P put out this release on commercial re. Yesterday on CNBC, they were talking about commercial RE being at the bototm. Althoguh I rarely pay attention to the commerical RE market because I don't own it.

yeah I am no expert but I think it is safe to say commercial and residential are linked only indirectly. It's more like they are two separate markets that happen to exist within the same universe, ie the broader economy.

But S&P is saying that commericial is tanking because of stress conditions in the broader economy that are going to be comparable to the Great Depression. So in effect they are saying they see a Great Depression II in our future.

Slight of hand bad news.
Now you see it, now you dont.
RE comm vs. reidential are related through the employment numbers. Increasing employment leads to increasing Com. RE which leads to increased residential RE. The reverse is also true.

Of course, in commercial as well as residential, Manhattan started falling well after the national decline, so we'll keep declining well after as well. Crain's has been reporting that the sh*t has really only recently been hitting the fan in Manhattan commercial... we've got ways to go.
