Advice needed: First time buyers

We're looking at an 1100 sq ft 2BR/2BA new construction condo in Hells Kitchen. It is a sponsor unit, we think we can get it for around 799K-825K. (Some sold at the height of the insanity last year for 1.3MM). I'm pushing for the sponsor to cover all closing costs and transfer taxes. Anything else I should be negotiating for, the building is over 90% sold. Thanks in advance.

what's the asking price? $800k for a brand new 2 bed/2 bath condo seems like your pushing it. Is this the Platinum?

Asking $850, the financing feel through from the last purchaser since they are not FHA approved.

if you don't mind telling, which building is it? Is it the Platinum? Because if it is, then $850k is a steal.

DWJCESQ, you must be OK with the location or you wouldn't have taken it this far. It's about as generic a building as you can get, but that's OK too. NYC's full of them from every era. The finishes don't matter, but you might find the skimpy dimensions bother you after a while.

We're young professionals - so this is a good starter unit for us, that still leaves us enough cash to also do a vacation place outside of the city. 10 years from now, who knows. As for the finishes, we'd replace the floor before we moved in.

The laminate might turn out to be fine. Not as if "has laminate floor" will be stamped on your forehead. As for buying now at all, or buying in that building, you've been looking for a while now and know what's out there.

Was just looking at the architects' site, and like that red cladding.

oh...el jefe knows how i feel about him...does get a little wearying from time to time. meanwhile, must admit i've never heard an individual refer to himself/herself as a yuppie...have mostly heard it used in a derogatory way---quite amusing.

Looking at the plan again, it's not all that skimpy. LR is 13' wide, one or even two wider than most new construction.
