Recommendation for agent to sell co-op on West 72nd

Ok you West Side experts... In choosing an agent, do you suggest finding someone who is listing comps of your unit and price yours below them? Someone who has many listings in the neighborhood? Someone who has no West Side unit so that mine will be special and get attention from him/her? Specific brokerage house that best serves 2-bd under $1m market? Thanks in advance

My best advice is to get a recommendation from someone whose opinion your trust.

Second best advice:Choose an agent who has the time to devote to promoting your property and is not stretched too thin with many others. Most agents have access to all the comps so it all boils down to someone who will go above and beyond to give you the benefit of their knowledge and who inspires confidence.

I am not a broker but here is my $0.02:

- definitely go with someone very familiar with the neighbor. He or she should have an active rolodex of people looking, past sales, etc. in that specific 'hood.
- As for listing above/below the other comps, that is your decision based on how quickly you want to sell the place. I wouldn't do it based on the broker's other listings so much as the area's other listings.
- I vehemently disagree with with "affrench" - I would gravitate toward the most - not the least - successful brokers. Why not use a genuine expert rather than be a newby's on-the-job training? "Stretched too thin" with listings is a thinly veiled way of saying is successful! Would I call Dolly Whateverhername is to sell a $700k one bedroom? Of course not. But I would absolutely pick the person who moves the most one bedrooms in that areas.

Kyle Rogers at Corcoran is a terrific broker who specializes on the UWS, lives in the neighborhood, is very very pleasant and knowledgeable. He worked with me for over a year to find the perfect place--he gets my highest reccomendation and I'm very particular :-)
