Does anybody have any input as to how well this company manages their buildings? Specifically, 295 Park Avenue South which their website hails as a "24 hour luxury doorman building" with new kitchens and new marble bathrooms in all apartments... Anybody live there or has seen their apartments in that building? I would appreciate any advice or opinion, thanks!
I lived there for four years until a heavy rodent infestation forced me out. My roommate and I would find dead ones (only found once the smell became intolerable), in addition to live ones scurrying around all the time. It was really, really awful for a long time. The building and the management company were of no assistance and offered no help in getting rid of the problem other than glue traps (which is a cruel and inhumane solution). The apartments otherwise are fine but other people all over the building were complaining about the rats/mice too. This was a few years ago so maybe its improved but beware (although I had heard of this problem even before I moved in so you're talking about a long history).

I have visited these apartments a couple of times. The two bedrooms are mainly converted and cramped. Lack of sunlight!!! The carpet in the hallways looks like a frat house after years of abuse and the walls are dirty. For the location, you cannot beat it if you are looking for being next to the 6 train. In addition, with the incentives being offered, the net effective rent makes you raise an eyebrow. When compared to others in the area, it’s a good deal...but don’t expect to be pampered by the layouts and the “renovated” kitchen. There are more cons than pros.
The Lobby at least looks pleasant.

I called Abingdon when I was looking for an apartment, and the leasing agent (not a broker, I was not using one) actually discouraged me from looking at an apartment because a couple would not have enough privacy. I got the sense that it's very oriented toward students/frat lifestyle - also the case at 45 Wall St. which touted its "luxury" offerings and was a waste of my time, so I appreciated the honesty and did not go to see the apartments. I think you can do better.
Student/frat lifestyle is probably one of the legitimate reasons for having rentals. But by the time it gets to people having had the opportunity to save for a down payment and have longer-term (by way of family and/or career) personal circumstances, people should be owning their own places.
Does anyone know what kind of incentives they're offering?
I checked into Abington last fall, and found that they were a really old school, multi-generational family-run landlord. They seemed pretty shark-ish to me, basically talking up their buildings while in reality not offering much. I went as far as applying for an apartment, but decided to back out once they told me they wanted 2 months security deposit.
I think a number of their buildings are in really good locations, but are sort of the low-end units in those neighborhoods. While waiting in their office waiting room while doing the paperwork when I was applying, I did happen to see a couple of young people come by, negotiating putting a wall up in a unit, and I did get the feeling they were young people fresh out of school.
These are just anecdotal impressions. Also, I looked at 3 different buildings of theirs and I got the impression they were kind of average in terms of maintenance - - certainly not great, but not absolute slumlords either. (Common areas seemed clean enough, etc., but the repairs I could tell had been made over the years to the units looked kind of shoddy.)

Your just bitter that your condo is falling in value as we speak and no one is hiring your ass to sell their apartment.

I currently live at 295 Park Ave South. The building manager is really good, efficient, and quick. The building itself is pretty gross. Its very dark and dingy and desperately in need of upgrade. My apartment is converted into 3 bedrooms and has very little light. Its very dark. We have a serious rodent and cockroach problem. Every single apartment has them, even the penthouses. I see it in the work order book. The management will do nothing about it, they just blame the fact that the building is on top of the subway. I've only been here a few months, but I'm desperately looking to get out (I subletted, thankfully, and didn't sign a lease). I still paid a massive deposit. Alomst every tennant is under the age of 27, very frathouse-ish. It is very convenient, for sure. There's the truth.
121 Reade is their only really nice building. I lived there for 2 years from '03-'05 and looked at other Abington buildings after my good experience there. No other building I saw compared (including both Park Ave. South buildings and the Soho Abbey), all the assessments above seem pretty accurate.
I won't bring clients to 295 PAS. It's disgusting.
Can anyone tell me if the roden / roach problem has been fixed? Looking to apply to an apartment there and would love to know feedback asap! Please help!
I currently live here - just moved in Aug 1 and have already seen SEVEN mice, 1 rat and 1 cockroach all INSIDE my apartment - even after an exterminator came!

Yea - my advice is DO NOT EVER RENT ANYTHING FROM ABINGTON. They screwed me for $2,784 on a studio rental when I had to cancel my lease 2 months early, despite me having been a good long term tenant and having given them ample notice 3 months prior that I could not stay.
I got charged everything from a $400 painting fee (they would have been painting the apartment 2 months later anyway..) to an additional half a month's rent on top of their $850 lease cancellation fee because they "couldn't" rent the apartment.
The real rats over in that place work in Abington's management office...

Terrible management. They pretend they will only take 1 months security and then charge you whatever they feel like charging you once you are approved. RENTERS BEWARE!!! Read Yelp before renting!
