Plus you have your own W/D in the unit, so you will only have to take the stairs to exit or enter your home (meaning you won't have to carry loads of laundry up and down stairs!). And that area seems to be improving in terms of amenities--and you're close to the 2/3 trains.

I think those prices can be beat. For what it is, they're asking a lot. I haven't seen the units but the floorplans look dinky.

And the studio -- which is only 8 feet wide! -- is priced just south of $200k, which is the new norm for Manh studios in tolerable but not luxe areas.

The studios have 1.5 baths which is absurd. And a spiral staircase into a basement room.
