ACRIS question

Ok, I wanted to look up the history on a particular unit in a coop building. I know the unit number, the current owner's name, but yet in ACRIS every document pertaining to the unit (coop docs) shows up with no dollar value. Does this mean it was a gift?

Apt # for a co-op is no use on ACRIS. What you're seeing are probably the UCCx docs, which just record the mortage. The sale sounds as if it's pre-2003, so not on ACRIS.

... or maybe you're seeing a lot of docs for other apartments in the building. If you share the address, we might be able to help.

ah, ok, maybe it was pre-2003. Silly me I do not have address handy, but figured while I had a spare moment I'd ask this ACRIS question. I'll post back later with address.

If you put in enough work, you can actually find a lot about the history of a Coop unit off of ACRIS because the actual documents do have apartments numbers, share counts and other interesting tidbits. But you have to know what you are doing and do a lot of digging.

For example, you know the current owner's name. you can look up their first UCC-1 even if it's pre-2004 sale recording. the go look for UCC-3's filed in the building right around the same time, and you'll find who the prior owner was. Than look up their UCC-1's and you'll see when they bought the apartment. unless someone breaks the chain with an all cash sale, you can follow it back to the original purchase from the Sponsor. Of course, it also helps if you have access to a listing system which goes back before 2004 and can see some sales history............

PS You don't need the address if you've got the current owner's name and they have a loan: just look up all their docs by name and you'll find the address.

ok, for example here is one address I was not able to find out $ figures for the history:
680 West 204th Street, Units 6C and 1B

I have the name of the most recent owner/purchaser for 6C via another search site (not ACRIS), for 1B I cannot find an owner's name to perform a search that way.

In your parcel-ID search (block 2238, lot 17) specify "Other Docs" for Document Class. That'll exclude all the UCCx's etc. Then look at each transfer to see whether any are for 1B. If none for 1B, then last sale was pre-ACRIS. By the same token, if 6B's name doesn't come up, then pre-ACRIS.

If you want 1B's name, then you could look at all the UCCx's.
