Has anyone seen this apartment/building? The mtce seems very low for a doorman building in this area (currently has a small assessment). The price has come down significantly, but it's higher than the last sale in 2004. It doesn't look too bad from the pictures. Any thoughts?

its really 1 bdr that has been converted to 2 by taking out the dining room. but it does have 2 baths. how much space do you need?

I will need at least a 2 BR, since I have a baby. But because we are considering another, we may end up needing more space (hence, I've posted about looking in CT since my husband will be working more from CT). I don't know why I am drawn to Manhattan. I've lived away from here for over 4 years and thought I was "over it" but apparently, I am not.

And I think we will need two bathrooms because I really can not imagine 3 or 4 people sharing a bathroom. In college, I lived in a suite where 5 girls shared a bathroom and it was not fun. I'm not sure how families manage to share 1 bathroom unless everyone had different schedules.

it compares pretty nicely to the 74 street apartment and terrace may give it more of the suburban feel.

the second bedroom lacks a window but works fine for a nursery; the apartment has a lot of space in general in case you end with another.

Hi wantnewhome - thanks for your note but we are just really starting to look around. We are considering all aspects (even considering the suburbs of CT since husband will spend more time working there). No window in the 2nd BR is definitely a big downer for us; it will eventually be a child's room. The place does look spacious and the large terrace is a +.

Your broker needs to fix the listing and the floorplan. That windowless room is not a bedroom and shouldn't be labelled as such. It makes a good dressing room. Making a kid (or two, god forbid) sleep in an unventilated room is just plain wrong.

Nice terrace, though.

Good point NWT. At best, it's a guest room or office. Although I have seen a lot of second BR's that do not get a lot of light and might as well not have a window. Ah, such is the price of living in NYC...

wantnewhome- I believe its illegal to list as 2BR and to call a room, a bedroom if there is no window. Definitely the broker should already know this and change the wording.

5thGen - Sutton Place isn't my first choice (though it's not too far from Bloomies so I guess that is a +) Although maybe in a year, I will feel differently. But with 50% down, that is definitely not in the cards for us. Thanks though.
