Acris shows current sellers purchased for 665K in 2005. What to offer?

Mama, what you offer should have little to do with what the sellers paid in 2005, but all to do with what similar apartments are fetching today. If you can be more specific on the specs of the apartment, I'm sure there will be plenty of kind souls willing to provide an opinion.

I was looking for the "high"- was it in 2006 or 2007- I don't want to be underwater. There are plenty of current properties similar to this one in the 700's but also a smattering in the low 600's as well.

If comps are already in the 600's (ask-wise), it might be hard to get a good deal on the one you like since the owners might be psychologically reluctant to accept an otherwise reasonable offer. But it doesn't hurt to make an offer based on closed sale comps -- the worst they can do is say "No, thanks."

Best to see what a very similar apartment sold for and use that as a justification to the broker/sellers for a low-ball offer.

You won't get this apt for less then what someone else is willing to pay for it today. So just bid based on comps.

You should be bidding at the 2004 sales comp level or lower.

REmama - it hardly matters what we think -we haven't seen it. How can anyone besides yourself make a judgement on price? If you want/need confirmation that you're not getting ripped off, ask your gut.

Just figure out what such a place would rent for today and bid accordingly.

Ha that suggestion is a can of worms. What is the appropriate relationship between renting and buying.
