Beat deal in Manhattan?

356 Broadway has a 3,275 loft selling for 2,650,000, about 810 a square foot. What does everyone think of the location? (too noisy?) What is the perception of the neighboorhood and surroundings? I rent on the UES now, so it would be a move downtown which I am not familiar with completely (living on a day to basis). Tribeca is one of the more expensive areas to live in NYC. However me personally I am not crazy about Broadway and although it states Tribeca it is a good distance away from the center of Tribeca.I am sure people would disagree with me but if I'm going to pay that much money and live in Tribeca I'd rather pay a premium an look into 101 Warren or something more east.
Its not such a great deal - the upstairs has 6 foot ceilings so you're not really getting 3,275 square feet. If you discount the low ceilings its about right.
I thought there is a law in NY such that ONLY rooms with at least 7 foot ceilings can be counted in the square footage?
The owner better hope there are a lot of short people out there with $2.6 million to spend on a place. Who would want to have to duck down when they use half of their apartment. I can understand one room or something, but 1500 square feet of 6 foot ceilings ios a little weird.

Anyway to answer your question, I work on Broadway in Tribeca, my office is on the 2nd floor and it is seriously loud here. If it bothers you during the day working, it will drive you insane to live there. Also, not such a great deal with those low ceilings...

on a square foot basis look athe deals they had a 13 east 30th...i cannot beleive someone got that place for $1.2M
#9, a$&hole alert, a$&hole alert. I did look at the website for that unit & I missed the 6' ceilings upstairs. That explains why they chopped the space up that way rather than having one unit up & one unit down. Anyway, I wasn't all that impressed with it.
I live on BWAY in tribeca and we are moving because of the noise. the traffic during the work is unbearable and old loft bldgs have terrible windows.
before we made our mistake on lower broadway -- we looked at this building. it is really more chinatown than tribeca . . .
broadway in this area is only going to get worse with construction on lower broadway. it pretty much is bumper to bumper most of the day-I used to walk from soho to financial district for work and would beat most of the cars/buses. I was pregnant at the time (had baby in November). Plus, if you are looking here for schools, 234 is frighteningly overcrowded
