SE must be getting a little anxious. The VP of the message boards dept does not like complacency. I like it as it means more evidence fear is gone and normal is in.

I haven't seen it this quiet in at least 2 years. Activity was heavy ALL the time.

it looks like SE was having technical problems as threads with the most recent response were not being moved to the top of the forum.

Nah, it's been slowing up for the last couple of months. Soon hrly updates will be the norm.

I think alot of the bears have now bought, now it's only nyc10022 left. NYC10022, sweetheart I'm steveF not steve. We're no that close remember.

i think we are entering the capitulation phase of this market. Yes we had a 6-8 week pick up in sales. Now we are trailing off. Think about those developers and owners who missed out on selling their properties during this brief window. Won't they be more desperate come the fall? There will be plentymore listings coming on board this September to compete with. They can rationalize that the summer is slow but I would counter that the summers of '05 thru '07 were pretty busy. Meantime the only green shoot helping the RE market was the bear market rally. As with all bear market rallies this one is rolling over. Look out below. I would either be in all cash in the stock market or buying etf's short this market. We're going to retest those March lows and my best guess is we hang around there for quite sometime.

Nah, you have the 100k former bulls who wised up and jumped to the sidelines. Its quite crowded here, actually.
