Be sure to check for termite damage and abatement in basement crawl space, beams, joists and wooden stairs. Get a professional engineer and/or termite inspector in here!

As the owner of this apartment I wanted to respond to the above comment. Of course I agree that any prospective buyer should have an inspection. However, I'd like to note that the above comment is likely from a previous potential buyer. Following the results of this potential buyer's inspection, our co-op took immediate action by having three different professionals assess the situation.

I will admit that my RE knowlege does not extend to Carol Gardens or anywhere close. 1600 sq/ft for a million seems kind of rich. Are you priced consistant with comps for your local area? I would have thought that a space of this significant size that deep into Queens would be priced at a much lower sq/ft basis. For that kind of dinero mighten one look at neighborhoods that afforded shorter Manhattan commute times or greater amenities? Then again for all I know Carol Gardens could be a modern day Eden. For 1MM there better be a tree of knowlege out back next to a dead snake.

and, just for kicks and giggles.......what about those hungry little termites...true or not true...

It's Brooklyn , not Queens, and one of the better areas in Brooklyn. Still, the price is pretty much batshit crazy. I'd think 600-700k is reasonable, not more (I've lived in this area for 10 years). But sellers can dream. There are few comps, because there have been few transactions recently. Brownstone Brooklyn sellers are very stubborn, and most would rather sit and wait than sell at realistic prices for today. The believe that prices will shoot back up in a few months, or that the one person who MUST have their property will show up. That's how you end up with so many Brooklyn properties priced above Manhattan (not selling there, just priced there). The RE agents don't help; most here are simply dense.
