Ansonia - the 10-room combo on 13th floor, asking 6mish (similar potential combo on the 7th flr 5mish). The original 10-room floorplan has the kitchen in the S.W. corner of the apt, and the dining room immediately adjacent. Ansonia - the 10-room combo on 13th floor, asking 6mish (similar potential combo on the 7th flr 5mish). The original 10-room floorplan has the kitchen in the S.W. corner of the apt, and the dining room immediately adjacent. I try to make it to every 3br OH in the Ansonia, possibly my favorite bldg on the UWS. Location is obviously B-, but there is tremendous romance associated with this building (notwithstanding its use in the 70s as a bathhouse). Both combos need work to combine, but are in move-in condition, so one could theoretically move in during the reno if one could abide the plaster dust. Views are okay, looking north over the Fairway building (anyone know the ownership of that building and likelihood of building up?). Views E. are of the Apple Bank in the foreground & S. Remo and other UWS stalwarts in the background. The SE corner has better views down 72nd to CP, though a little marred by the Alexandria. I looked seriously into a 7ish-room potential combo there last summer, but passed. That went for low 3s to a high-powered intellectual couple after languishing on the market through much of the summer. IMO, 6m is ambitious for a potential combo that needs as little or as much work as you want to sink into it. The apt will feel much, much bigger than 3500sqf or whatever the actual square footage is because of the 10.5 high ceilings, the tall windows and the extremely gracious proportions. [less]
