Discussion about
Im looking for the streets / buildings where i can find chill neighborhoods and reasonably priced new construction buildings. Low rise type places. Im searching the new devs section now, but would love to hear some inside info.
Williamsburg is dead, Yuppie! Bushwick is the new Williamsburg!
marco_m, some blocks that I like, off the top of my head (there are more, for sure, and everyone's tastes are different):
North 3rd (from Wythe to Bedford)
North 7th (from Kent to Berry)
North 6th (from Bedford to Roebling)
North 8th (from Kent to Bedford)
Fillmore Pl (no new construction there though - it's being landmarked)
Havemeyer St (from Metropolitan to South 1st)
Parts of North 5th, but don't remember the exact blocks off-hand
Buildings:
125 North 10th (don't love the exterior, but the units themselves seem fine, with good finishes, and they've already had several closings it seems, so it's in decent shape)
80 Met (still overpriced, they need a bunch more sales to be on more solid ground, but looks like a very nice building, may be willing to negotiate now more than in the past)
101 North 5th (I don't like it, but seems to be doing well because of real price cuts and sponsor paying all closing costs, good location though)
Mill Building (it's a conversion, but a very nice one, prices tend to reflect that, but great location)
111 Kent (going to have great and permanent views, but way overpriced and now temporarily off-market, though they'll be back, hopefully with reasonable prices)
14 Hope (haven't checked it out personally, but seems nice from the exterior, and while some may not like the location, it's a bit quieter than most of the Bedford area)
My suggestion is to not buy anywhere in W Burg. It's the worst RE investment you could make and u won't be able to sell for a decade
Im gonna head out there this weekend and take a long walk around. thx for the info!
I'll be checking out these this weekend:
229 N 8th
90 N 5th
268 Wythe Ave
All have open houses this Sun Jul 26. All have been recently marketed (re-marketed?). The first two seem to be accepting a good number of offer, especially 229 N 8th
Keep up posted on the outcome of the open houses.
Yeah, it my take a while for all of supply of condos on the market to be absorbed. But ... once it is it's a great location, location, location.
LookPied, please fill us in on the deets - particularly curious about 268 Wythe. It's an interesting building, though I don't understand how those slats work at all. Let us know!
Have you been to 20 Bayard? http://www.streeteasy.com/nyc/building/20-bayard-street-brooklyn
I like the ignoring of the trolls - don't personally care for Willy-burg, but don't begrudge anyone their taste. Good luck!
OTNYC, it's tough sometimes, believe me, but it's for the best.
marco_m, I should amend my nice blocks list: North 3rd, but only to Berry. Between Berry and Bedford is mostly a hole - not nice at all.
I spent last Saturday night in Wburg and about midnight I decided I didn't want to live between the bars and the L Train. That leaves N 3rd Street and south... and N 9th Street and north. Love the area around 9th - 12th and Berry.
