Co-Op Rules NJ vs. NYC

Hello, I live and work in the city but have been looking at some properties in NJ (Bergen/Passaic/Hudson). I've been through a co-op board process in Manhattan and know how diligent they are regarding renting out to others, etc. Just wanted to find out if its the same scenario in NJ or if they are generally more lax when renting out to others from your experiences. Thanks.
There is one building in downtown Jersey City that I saw the listings for, where on Montgomery. It stated that the owners are able to freely rent out their units so I assume it might be more relax than NY. Then again, it could be just that particular unit. Just ask whenever you found some place that you interested.
