This one seems to at least have been somewhat better designed with a staircase that doesn't eat up that much space. Maybe $2,800,000 but $2,300,000 or somewhere around there? Or am I not seeing this correctly?

Hi, LP. I'll get back to you as soon as I find the ninth room. (The logic, I think, is that 4.5 + 4.5 = 9, but it doesn't really work out that way.)
Anyway, the two biggest problems I saw at 270 WEA were the staircase and the maintenance. Comparing this listing to that shipwreck seems unfair. There's nothing egregious here, and even the price doesn't seem too crazy for an initial ask. Team Lippman does have some wackily overpriced listings (see 291 CPW), but I don't think this is one of them.
Are you baiting me to take the "over" this time?
W81, I wasn't but I never back down from a bet (I think;I can win) . . . if you wanna go double or nothing on the 270 WEA booty and take $2,8000,001 and up you're on.
On a - perhaps - more serious tip - I am interested in hearing what you think of this listing if you ever get a chance to see it. I am out of town for the most part but could make it back if necessary.
I agree with West81st - this is bigger, better layout, and the maintence is quite reasonable. $2.3MM seems like as good a guess as any.
Any clue about the square footage? Has a nice look to it - reminds me a little of the substantially overpriced large combo ($4.5mm?) at 411 WEA that was taken off the market after it rented. Although am not a huge fan of 86th street.
